An EPC doesn’t fail however, the rating your property achieves will influence what you can do with your property. If you are selling your property, the rating achieved may influence a potential buyers decision to proceed with the purchase of your property especially if the buyer intends to rent the property out.
Since 1st April 2020, landlords can no longer let a property with an EPC rating below an E (unless there is a valid exemption in place). The regulation this relates to is The Minimum Energy Efficiency Standard (MEES) Regulations.
We are aware of some lenders refusing to re-mortgage properties unless the EPC rating achieved is at least an E.
